In this article, I am going to explain what is the process of property registry in Punjab? What documents are required for registration of property sale deed? Besides, related information has also been shared here.  

Before explaining the process and documents requirement, let’s have a look on what is a Registry or Sale Deed? 

A Sale Deed is a title document / proof of ownership.  Sale Deed is printed on Stamp Papers, in which detail of property being sold is mentioned. Besides, name of seller, purchaser, witnesses are also mentioned.  Its a mandatory requirement of law to get a Sale Deed registered in the office of Sub Registrar.  

After registration of Sale Deed, each Sale Deed is  allotted a Registration Number.  Without being registered, an unregistered Sale Deed is not a proof of ownership.   

 

Process of Registry in Punjab -Sale Deed Registration         

  1. Arrange Ownership documents of the property being sold.
  2. Pay applicable registration charges  including Stamp Duty and other  taxes. (click here to know registry of property rates/taxes)
  3. Get a  Sale Deed prepared on Stamp Paper by visiting any lawyer or professional Deed Writer with all the documents of property and CNICs.
  4. Photocopy the documents as per requirement.
  5. Place signatures/ thumb impressions on the required places.
  6. Go to relevant/concerned office of Sub-Registrar along with all documents, seller, purchaser and their at least witnesses.
  7. Photographs will be taken, verification of CNIC will be done.
  8. Place signatures/ thumb impression in the relevant register maintained in the office of Sub Registrar or any other document and make statement before the Sub Registrar
  9. Muharrar/ concerned person of Sub Registrar office will issue a Receipt regarding submission of the sale deed for registration.  
  10. After few days, Sale Deed will be registered and signed by the officer/sub registrar.
    • After few days, you can collect the registered Sale Deed/ Registry by producing the receipt given to you at the time of making statement / submission of documents.


Mutation after Registry in Punjab 

If Mouza of the property mentioned in the Sale Deed  is computerized, you need not to go to the Land Record Centre/ Arazi Record Centre for  entry/ sanctioning of mutation on the basis of Registry. In such case, the staff of office of Sub Registrar sends the relevant document to concerned Arazi Record Centre for entry of mutation and its sanctioning by Assistant Director Land Record (ADLR). Hence mutation after registry is entered/sanctioned automatically.

 

(However, It is recommended to visit concerned Arazi Record Centre to know the update of mutation on the basis of registry to avoid problems in future)

 

If Mouza of the property mentioned in the sale deed is not computerized, and its record is still being maintained by Patwari Halqa, then you must visit the Patwari concerned and request him to enter the mutation and get it sanctioned by Revenue Officer / Tehsildar concerned.  You should keep your self in touch with the Patwari or other revenue staff till  sanctioning of mutation by Revenue Officer/ Tehsildar. 

In this way, process of registration of deeds is done.


Documents Required for registration of property Sale Deed 

  1. Original Old Registry (if available) or any other proof of ownership
  2. Original FARD BAY (FARD Baraye Bay), issued by Patwari Halqa or Land Record Centre/ Arazi Record Centre.(The FARD might not be required, if property being sold has been included in ABADI and has also been marked as "Shamil Abadi"  in Revenue Record)
  3. CNICs of Seller, Purchaser and Witnesses.
